As with any profession, home inspectors vary considerably in how they conduct themselves and their business. Have a phone conversation with at least 3 home inspectors to get a feel for their personality and your compatibility. If an inspector can’t find the time to discuss your inspection over the phone, move on. They will most likely not be willing to field your questions after the inspection.

Certifications through professional home inspection organizations are OK, but don’t be overly impressed by them. Most are easily attainable online with little to no actual home inspection experience. An American Society of Home Inspectors (ASHI) Certified Inspector has completed a minimum of 250 paid home inspections along with other requirements. Look for the ASHI Certified logo.

Google business reviews can be helpful in choosing the right home inspection company. However, some Knoxville home inspectors aggressively solicit their clients for these reviews. Take these online reviews with a grain of salt.

Excellence comes with experience. Several new home inspection companies have popped up in the last few years. Let those newer home inspectors practice on someone else’s house! Find a seasoned home inspector who has been around the block a few times.

There’s nothing wrong with using the home inspector your realtor recommends. But the choice is ultimately yours. Do your homework and choose the inspector who makes you feel comfortable and confident.
